Summary of 2025 Changes to NC REALTORS® Property Management Forms

The following forms have been revised for 2025. This summary only covers the material changes that were made to each form. Click on the hyperlinks below to see all changes made to the form.

  1. Form 410-T – Residential Rental Contract – Much like the residential Offer to Purchase and Contract (Form 2-T), this form has been revised to make the beginning easier to read and understand. Spacing and formatting has been adjusted, capitalization and bolding has been reduced, and the first page has been reformatted to make sure the most important information all appears at the beginning of the form. It is two pages shorter. The link to this form highlights edits, but it does not show strikeouts to display how it will look and feel in final form without highlights.

Other edits to note:

1.1.         ¶ 5 – Most of this language is the same as the old form. However, much of it has been edited for clarity and readability, which is why it is all highlighted. One new part is in subsection (l), which makes clear that abandonment will be established if the tenant removes their possession or turns in keys.

1.2.         ¶ 6(d) – Language added to clarify that tenant must provide written notice to the landlord of a necessary repair.
